Dear Paula,

I want to formally thank you for the professional manner in which you handled the sale of our house on Canterbury Place, El Niguel Heights.  After eight corporate moves, Nancy and I have experienced a wide range of realtor capabilities.  Paula, you rate at the top of the list - your knowledge of the makret, attention to detail and two offers and a sale within the first week!  Paula, I want to especially thank you for your capable and professional handling of the unfortunate circumstances around our first buyer.  While we have always enjoyed great relationships with the buyers and sellers we've worked with, there are unreasonable and unethical buyers in the marketplace.  Having you as our realtor really helped to get the job done.  And in addition to all the above, we had a lot of fun!

Dear Mr. Quick,

We are writing this letter on behalf of Rick and Paula Cosenza.  The Cosenza's were extremely patient during our several month odyssey in looking for a new home.  They did a superb job finding our dream home in San Juan Capistrano and handling a very difficult situation with escrow.  Several times during escrow we believed we would have lost the home because of the seller's uncooperativeness.  With Rick's persistence, up to the last hour of escrow, the deal was completed to our satisfaction.  Rick and Paula kept us informed almost daily on the status of our escrow.

We were so impressed with their performance, we asked Rick and Paula to sell our previous home in Huntington Beach.  The home sold in two days at a reasonable price.  Paula handled virtually all aspects of the sale including scheduling appointments with repairman and waiting at the home for them to arrive.  At one point, she even paid from her own expense a repair bill (subsequently, she was reimbursed).  Everything was handled so efficiently, I was unaware that escrow closed without incident.

My wife and I have extremely difficult schedules and it would have been unlikely we could have purchased our new home and sold our previous home without the Cosenza's professional attitude and persistence on our behalf.  We highly recommend Rick and Paula without reservation for any real estate transactions.

On the front of this card it says " U R the best".  I saw it and thought well, why not?  The Cosenza's have been the best for our real estate dealings two times.  We bought our Marbella Country Club house from you, and five years later when it was time to sell we considered no one else.  You represented our property respectfully and professionally, and buyers understood that you were brokering a transaction that was right for all parties.  And as for the details!!  I can't thank you enough for arranging a cleaning crew when I was so tired from packing and all the last minute stuff.  Oh, and as for those three TV Cable boxes I forgot about, thank you so much for picking them up from the house and taking them to the cable company!

We will be buying a new house in Northern California, and will only deal with agents/brokers who are up to Cosenza Standards.  The way you do business is simply good business - plain and simple, thorough and complete.  When houses were impossible to sell during this awful crunch, you sold our in 30 days.

Thank you both again for the great job you did selling another one of my homes.  When people ask me why I listed with you, I always use the same analogy.  Remember the saying a lawyer who represents himself has a fool for a client?  Being a Real Estate Broker myself, I don't want to be that fool.  I ask people, if their doctor had a medical condition and went to another doctor, wouldn't you feel good ging to that same doctor?  You would assume that if your own doctor uses him, he must be the best.  Well I think the fact that I use you should say a lot to people who don't know one Broker from another.  You are the best.

Your marketing techniques, attention to detail and knowledge of the buying and selling process made all of our dealings a success.  While it may have saved me some money trying to "for sale by owner" my own house, I know that would have been a mistake.  In the long run, everything went smoothly and closed on time.  Don't hesitate to give my name as a reference in the future.
